Here is an overview of the main areas of North Cyprus:

  • Nicosia. The capital of Cyprus, it is divided between the north and the south. It is the largest city, with over 82,000 people. North Nicosia is rich in cultural significance, with 672 buildings of recognized history and settlements that have preserved the ancient atmosphere. North Nicosia is home to several universities, and is active in the arts, theater, and orchestra.
  • Famagusta. It is a beautiful city of about 50,000 people, located on the southeast coast of Cyprus. It is a walled city, surrounded by almost rectangular walls built by the Venetians in the 15th and 16th centuries, and full of interesting landmarks, such as Lala Mustafa Pasa Camii, the Lusignan Gothic cathedral, and Othello’s Tower, the site of Shakespeare’s “Othello”.
  • Scissors. On the east coast, Iskele is known for having the best and longest beach in the country. Its Long Beach is a “must be”. Attracted by any age group, you can enjoy cycling, surfing, skiing, and more in this area.
  • Kyrenia. A small town on the northern coast of North Cyprus, between the mountains of Kyrenia and the warm waters of the Med. It is home to beach hotels, restaurants, and beach clubs but is most famous for its old port and castle – a large structure that has served the Byzantines, Crusaders, Venetians, Ottomans, and the British throughout its history.
  • The next big thing: The west coast. The west coast is one of the few undeveloped areas left in Northern Cyprus. Currently, it consists of beautiful beaches and undeveloped land, with a scattering of small and sparsely populated residential buildings along the northern and eastern coasts. Structure and Path of Progress

Development has begun in North Cyprus and tourism. By 2024, tourist arrivals will increase by a whopping 18%. New hotels and residential projects are springing up up and down the coast, roads are being improved, and infrastructure is being modernized.

We have watched over the past seven years as property values ​​have risen in tandem with that development.

To give you one example, the price of the studio houses we recommended in the beach development in Iskele has increased by 116% since 2021.

Prices have risen in many markets in North Cyprus, but developers and investors are looking west towards the last part of the undeveloped coast in North Cyprus.

Everything You Need to Know About the West Coast

The path of progress is towards the west coast of Cyprus. This place has an amazing coastline and amazing mountains. It is home to the largest freshwater reservoir on the island and is known as the greenest place in Cyprus.

Undeveloped coastal land is scarce – not only in North Cyprus but all over the world. Developers (including those we work with) have already purchased lots on the west coast and begun the process of approving building permits.

Residential projects are available, along with amenities that make life comfortable and enjoyable. A yacht complex, health facilities, a hospital, marine facilities, and a shopping mall are located on the west coast. It will have all the elements of a high-priced community, which will increase housing prices.

Currently, the average price per square meter in the area is 1,447 pounds (about $1,950 as of writing). This is up 28% from 2023 and 68% from 2021.

We last saw prices like this a few years ago, when we started recommending places like Iskele and Kyrenia.
