According to Bianca D’Alessio, founder of The Masters Division at Nest Seekers International, there are three common reasons your house may not sell: You may not have priced the house correctly, you may not be presenting the home in the best light, and you may not have an effective marketing strategy.

Learn how to call a house

Many homeowners think their homes are worth more than buyers are willing to pay. This was true during the pandemic years, when homes were scarce and buyers were willing and able to overpay to secure their dream home. But today’s market is very different.

“If a home is priced even higher than where similar properties are selling, it can lose significant momentum,” D’Alessio said.

Reviewing recent home sales and market activity in your area with your real estate agent can help you set a competitive price. Just remember to be open to making changes if needed.

Increase the appeal of your home

First impressions are important, whether it’s on the spot or during a home tour. Many people start searching for their next home online, so you want to make sure you present your property in the best possible light. Staging a home, taking high-quality photos and demos can allow buyers to “connect emotionally with the space,” D’Alessio said.

Expanding appeal extends to outdoor spaces as well. If you have a yard, make sure it is well maintained and well maintained. Remove any debris and replant flowers and shrubs if needed. Improving street appeal creates a positive impression on anyone visiting the home.

Create a strong marketing plan

Listing your home online and hanging a for sale sign in the front yard may have worked in the past, but not anymore. Buyers want homes that stand out, so you want to make sure you aggressively market your home.

Tactics to consider include creating digital marketing campaigns, creating a reseller network and creating compelling headlines at home to capture the imagination of anyone who sees the site online. The goal is to get your home in front of as many eyes as possible to find the right buyer.

Talk to several agents, ask how they plan to market your home and go with the one you feel has the best strategy (and who you’re comfortable with). If the first plan doesn’t work, don’t be afraid to adapt it.

In most cases, D’Alessio says, an unsold home needs a thoughtful reset. By adjusting your pricing strategy, improving your home’s presentation and updating your marketing plan, you can “quickly rekindle buyer interest and get the property back on track for a successful sale,” he adds.
